What Baraqa is (and is not)

Baraqa Mortgage FZE (licensed in Sharjah Publishing City Free Zone, Sharjah, UAE) is a mortgage readiness and advisory service. We help you understand your options, organize your information, prepare a lender-style document pack, and guide you through each step of the process.

Baraqa is not a bank, not a lender, and not a licensed mortgage broker. We do not lend money, issue approvals, or commit loan terms.

No financial advice: any information we provide is general and operational in nature — process, documentation, typical timelines, typical fees. It is not investment, legal, tax, or financial advice.

Where we work

Baraqa is licensed in Sharjah and assists clients across all Emirates of the UAE, wherever lenders offer financing for the relevant property and profile.

How submissions work

If you choose to proceed, your file is processed through a third-party licensed mortgage broker platform partner (a "Broker Partner") and then submitted to one or more banks or lenders ("Lenders").

Any mortgage processing or arrangement, and any loan relationship, is between you and the Broker Partner and/or Lenders (and other third parties involved) — not with Baraqa.

Where wording on this site speaks informally of "submitting to banks", "negotiating with lenders" or "putting banks in competition", such activity is carried out through licensed Broker Partner platforms.

No guarantees

There is no guarantee of approval, pre-approval, rate, amount, tenure, terms, or timelines. Decisions are made solely by Lenders, based on their own policies and underwriting. Rates, calculators, and eligibility results on this site are indicative estimates that change without notice; the only binding terms are those in a lender's signed offer letter.

Fees and non-refundability

Baraqa does not charge advisory fees. You may still pay third-party fees (banks, valuers, developers, authorities, trustees, insurers, agents). Some fees may be non-refundable, including where the mortgage is declined or the transaction does not complete.

Deal risk after MOU/MOA or payments

Real estate transactions can fail even after signing an MOU/MOA, paying deposits, or ordering a valuation. Baraqa has no control over lender decisions, valuations, legal or title issues, developer NOCs, or trustee scheduling, and is not responsible for third-party losses, penalties, forfeited deposits, or fees.

Your responsibilities

You must provide true, accurate, complete, and up-to-date information and documents. Missing or incorrect documents, or undisclosed liabilities, can cause delays, rejection, cancellation, or revised terms.

KYC / AML

We may request additional documents or clarification, and may pause or stop processing if information is incomplete, inconsistent, or raises compliance concerns under applicable UAE anti-money-laundering requirements.

Limitation of liability

The site and services are provided "as is" and "as available." To the maximum extent permitted by UAE law, Baraqa disclaims warranties and is not liable for indirect or consequential damages. Nothing in these terms excludes liability that cannot be excluded under UAE law.

Updates & governing law

We may update these terms from time to time; continued use of the site indicates acceptance of the updated version. These terms are governed by the laws of the United Arab Emirates, with the courts of the Emirate of Sharjah having jurisdiction.
